Following 50 years of running the service garage within a small village in Mid Wales, Roy and Nerys, our clients, decided to close business with the vision of converting the site into a their dream home. They chose local company, Ty Cefn, because of the father-daughter partnership of Architect, Rebecca Richardson and builder, Jamie Richardson. 

This exciting project involved the transformation of a former service garage into a 200 sq.m custom modern home, designed as a lifetime residence with four spacious bedrooms, first-floor living, and provisions for a future lift

Scope of Work

A challenging site, Ty Cefn oversaw the contaminated land remediation including all liaison work with the local authority. As a full turn-key project, we meticulously managed every detail and specialist installation, working with trusted tradesmen and crafts people. The home includes modern features like a steel and glass balcony that captures stunning valley views, and a custom-designed balcony.  Planed Western Red Cedar, milled locally to our bespoke specifications complete the high quality finish to this build.

Sustainability

The home was constructed with a fabric first approach, achieving an airtightness test rating of 1.1 ach/hr. By reusing the existing steel portal frame, foundations, and reinforced concrete floor, we minimisedd the embodied energy required for construction. The timber-framed structure incorporates insulation with higher thermal mass to prevent overheating, Roof overhangs and window placements were carefully modelled using passive house software to reduce overheating potential and ensure comfort.

Additional design elements include an external plant room, an economical choice for non-habitable spaces, and a private porch sheltered from prevailing winds. The home's layout balances a street-side aesthetic with living areas oriented towards the rear garden. Street-side bedrooms feature triple-glazed windows for noise reduction.
